Del Mar Planning Commission Advances STR Regulations

UPDATE – June 2026

The City of Del Mar is currently reviewing short-term rental permit applications following the close of the initial application period. Early reports indicate that fewer operators applied than originally anticipated, which could leave permit availability under the City’s cap of 129 short-term rental permits for those who have been waitlisted. We will continue monitoring the City’s implementation process and provide additional updates as permit issuance progresses.

UPDATE – May 2026

The application period for existing short-term rental operators has officially closed. City staff will now begin reviewing applications and administering Del Mar’s new permit program. Property owners who applied should watch for communications from the City regarding permit approvals and any additional documentation requirements.

UPDATE – March 2026

Del Mar has officially opened its permit application period for eligible short-term rental operators. Applications are being accepted from March 2 through May 1, 2026. Property owners who believe they qualify under the City’s new ordinance should review application requirements carefully and submit all required documentation before the deadline.

UPDATE – February 2026

The California Coastal Commission has approved and certified Del Mar’s Short-Term Rental Ordinance. This approval allows the ordinance to take effect and clears the way for the City to begin implementing its permit program. Additional information regarding permit applications and compliance requirements is expected from the City in the coming weeks.

UPDATE – December 2024

The deadline for existing short-term rental operators to register with the City is approaching. Property owners seeking to qualify for the ordinance’s grandfathering provisions should ensure they complete registration before the December 31, 2024 deadline. Failure to register may impact future eligibility under the proposed regulatory framework.

UPDATE – September 2024

On September 23, 2024, the Del Mar City Council approved the proposed Short-Term Rental (STR) Ordinance. While this represents a significant step forward in the City’s effort to regulate vacation rentals, the ordinance must still receive approval from the California Coastal Commission before it can take effect.

Del Mar Planning Commission Advances STR Regulations

The evolving landscape of short term rentals in California has been a hot topic, and Del Mar is at the forefront of addressing these challenges. As the city moves forward with its regulations, it’s important to understand the implications for both property owners and visitors seeking vacation rentals in Del Mar, CA.

The proposed ordinance aims to strike a balance between preserving neighborhood character and maintaining the vibrant tourism economy that short term rentals contribute to. For those considering investing in rentals short term in the area, it’s crucial to note that new restrictions will primarily affect non-primary residences. This shift aligns with a growing trend across California to mitigate the impact of short term rentals on local housing markets.

While some may view this as a partial short term rental ban, as the future of short-term rentals will lie with primary residences and strict requirements. Existing short term rentals, with proof of activity prior to April of 2016, that register with the City in time will be grandfathered in, allowing them to continue operations. This provision recognizes the economic importance of established rentals while addressing community concerns.

The City Council’s upcoming meetings in September 2024 will be critical in finalizing these regulations. Property owners and managers should stay informed about the pre-registration deadline to ensure compliance. As the short term rental landscape continues to evolve in California, Del Mar’s approach could serve as a model for other coastal communities grappling with similar issues.
